Commercial Lot Plowing & Salting · Kitchener
Commercial Parking Lot Plowing and Salting in Kitchener
A commercial lot is a liability question before it is a snow question. The contract has to say what is cleared, to what standard, how ice is managed between storms and where the snow is going, because that is what gets asked afterwards.
Commercial snow work in Kitchener covers the strip plazas along Ottawa Street and Fairway Road, the offices and clinics around the hospital districts, churches with Sunday-morning lots, and the small industrial units off Manitou, Shirley and Trillium. What they share is that someone other than the owner is walking across the surface, and the owner or property manager carries the exposure if they fall. That is why the scope is written down and the service is documented.
What a commercial scope includes
- Trigger and timing. The depth at which plowing starts, whether lots are cleared during business hours or overnight, and how a lot with 24-hour access is handled differently from one that is empty at night.
- Snow stacking plan. A simple plan marking where snow is piled so it does not take parking spaces that matter, block sight lines at the entrance, cover catch basins or sit against the building. By February on a busy lot this is the whole game.
- Walkways, entrances and accessible spaces. Cleared by hand or small machine, because these are where people fall and where the plow cannot reach.
- Ice control between storms. Freeze-thaw days produce more slip hazards than snowfalls do. The contract states whether salting is included per visit, on request, or at the operator's judgment, and how it is recorded.
- Service log. Date, time, conditions and what was applied, for each visit. If there is ever a claim, this is the document the insurer asks for.
Salt on a commercial lot
Lots are where most of the Region's private salt goes, and the Region of Waterloo's guidance is aimed squarely at them: apply what gets to bare pavement in a reasonable time with little residual, not more, and do not spread rock salt when the temperature is below the point where it works. A good contract specifies application rather than leaving it to habit, which protects the groundwater and also keeps the owner from paying for salt that is doing nothing.
Snow events and your tenants' cars
When the City declares a snow event, on-street parking is prohibited and cars move into lots. A residential building or a mixed-use plaza downtown fills up on exactly the night it needs plowing, so the plan for those sites usually involves clearing in sections and a note to tenants. That is worked out before the season rather than at 11 p.m. in a storm.
Who it is for
Properties from a single small lot up to a mid-sized plaza or industrial unit with a yard. Very large sites with loaders and dedicated overnight crews are a different scale of operation and are better served by a company built for that, and we will say so.
Frequently asked questions
Do you provide a certificate of insurance?
Yes. The contractor carries liability insurance and WSIB coverage and a certificate is provided on request before the season starts, which most property managers now require.
Can the lot be cleared overnight so it is open for the morning?
For a lot that is empty overnight, yes, that is the usual arrangement, subject to the storm. A lot with cars in it around the clock is cleared in sections. No fixed completion time is promised during an active snowfall.
What about the sidewalk along the road in front of the plaza?
If it is adjacent to your property it is your obligation under the City's 24-hour rule, and it can be included in the scope. It is cleared by hand or small machine and ice-controlled with the rest of the site.
